Casas Irrigation provides residential and commercial drainage services to Frisco TX and the surrounding Collin and Denton County cities. Our drainage work covers French drains, channel drains, yard grading, downspout extensions, dry creek beds, and sump pump installations. Most North Texas drainage problems trace back to Houston Black clay soil, which absorbs water slowly and creates persistent low-spot pooling, foundation-adjacent saturation, and shoreline runoff issues near Lake Lewisville. Our crews design every project around the specific soil profile of YOUR lot, not a generic template. Site assessments are always free, and quotes are itemized so you know exactly what each component costs before work begins.
Complete Frisco Drainage Services
Six core drainage service categories. Each links to a dedicated page with project details, pricing breakdown, and case studies.
French Drain Installation
Perforated pipe in gravel-filled trench wrapped in filter fabric. The gold-standard solution for moving subsurface water away from foundations and low-spot pooling areas. Most Frisco lots need 30–80 linear feet. Typical price range: $2,200–$5,500 residential.

Channel Drain (Trench Drain) Installation
Surface-mounted linear drain ideal for driveways, patios, and walkways where surface water needs to be captured BEFORE it reaches the foundation or low spots. Common in newer Frisco master-planned construction. Typical price range: $1,200–$3,500.

Yard Grading & Slope Correction
Selective regrading to direct surface runoff away from the foundation and low spots. Often the most cost-effective fix when the drainage problem is created by post-construction settling. Typical price range: $1,500–$4,500.
Downspout Extension Systems
Buried PVC extensions that move roof runoff well away from the foundation. Often the missing piece on otherwise well-built homes – without downspout extensions, French drains can be overwhelmed in heavy storms. Typical price range: $350–$1,200.
Sump Pump Installation
Submersible pumps with float switches for properties where gravity drainage isn’t possible – common on lower-elevation lots near Lake Lewisville and east-side McKinney bottomland. Typical price range: $1,800–$4,500.
Dry Creek Bed Design
Aesthetic drainage solution combining river rock, boulders, and selected plantings to create a landscape feature that also handles intermittent water flow. Common on Phillips Creek Ranch, Whitley Place, and Star Trail luxury lots. Typical price range: $1,500–$4,000.
How We Diagnose Your Drainage Problem
Drainage isn’t a one-solution problem. We follow a 4-step diagnostic process before quoting any work:
Step 1 – Site Visit & Visual Survey
A technician walks the property, identifies low spots, checks downspout discharge points, evaluates the lot’s natural grade, and documents the relationship between the foundation, surface drainage, and any existing irrigation zones. Free of charge for Frisco-area properties.
Step 2 – Soil Profile Assessment
We probe the soil in problem areas to identify the clay layer depth and the presence of any subsurface water tables. Houston Black clay is the norm in most of Frisco, but pockets of sandier loam exist near Lake Lewisville. The solution differs by soil type.
Step 3 – Drainage Pattern Mapping
Where water enters, where it pools, where it should exit. We map this onto a site sketch and identify the choke points. Most drainage problems in Frisco have 2–3 root causes that all need to be addressed for the fix to hold.
Step 4 – Solution Selection & Quote
Based on the diagnosis, we recommend the right combination of French drain, channel drain, grading, and downspout work – and price each component separately so you can see what each one costs. Most Frisco residential drainage quotes are delivered within 24 hours of the site visit.

What Frisco Homeowners Say About Our Drainage Work
⭐⭐⭐⭐⭐
“My wife and I are building a new home, and we were thinking the property needed some drainage work as it tends to flood in one area. We contacted Casas Irrigation and Luis was able to meet me at the property within a few days to scope things out. Luis walked the property with me and informed me we won’t need anything for drainage as the grading contractors did a great job. He suggested we just have the graders add some more dirt to the one area that tends to flood and have it slope out towards the ditch. He did all this on his own time and didn’t charge us anything. We greatly appreciate Luis’ honesty as so many contractors in the same situation would have taken advantage of us.”

“I’m so glad I got a second opinion with Luis at Casas Irrigation. Our first initial appointment with another company, we were quoted almost 3k that’s when I thought that a small leak with our irrigation would not cost so much. I reached out to Luis right away and he was able to schedule me a few days out. Jorge and another gentleman showed up and was able to fix our issue within a few hours. He also cleaned up the area as if nothing happened. Thank you Luis, Jorge and team for doing a great job and for saving me thousands of dollars.”

Frisco Drainage Services (FAQs)
Do I need a permit to install a French drain in Frisco, TX?
The City of Frisco does not require a permit for residential French drain installations on your own property. Any excavation crossing utility lines requires an 811 locate call before digging – this is Texas state law. If the drain ties into the public storm sewer or crosses into the City right-of-way, Frisco Public Works will require a permit. We handle the 811 call and any required permitting on every project.
How long does a French drain installation take in Frisco?
Most residential French drain installations in Frisco are completed in 1–3 days depending on linear footage, depth, and access to the work area. A typical 60-foot residential French drain on an open backyard takes one full day. Projects requiring decorative landscape restoration after the trench is backfilled may take an additional day.
Will a French drain work on Houston Black clay soil?
Yes – when designed correctly. The key is sizing the gravel envelope and filter fabric appropriately for clay conditions, AND making sure the drain has a viable outlet that doesn’t dead-end in more clay. Most French drains we install in Frisco use a deeper, wider gravel envelope than the manufacturer’s standard spec because Houston Black clay limits the lateral water absorption around the pipe.
My yard pools every time it rains. Is a French drain the right fix?
Probably yes – but not always. A site visit will identify whether the issue is subsurface (French drain territory), surface (yard grading or channel drain), roof runoff (downspout extension), or a combination. In about half the Frisco drainage projects we quote, the right answer is a combination of two or three solutions. Single-solution fixes that don’t address the root cause come back as warranty calls within a year.
Do French drains affect property value?
Drainage problems hurt property value; correctly installed French drains either restore or protect it. Most Frisco home inspections will flag persistent drainage issues, and a documented professional drainage installation removes that flag. We provide an itemized invoice and project documentation suitable for inclusion in the home file.
What warranty do you offer on drainage work?
All residential drainage work carries a 2-year workmanship warranty. Materials (perforated pipe, filter fabric, channel drain assemblies) carry the manufacturer’s warranty, typically 5–10 years. If our installation fails to function properly within the 2-year window – for any installation-related reason – we return and repair at no cost.
Can drainage work be combined with new irrigation install?
Yes. Combining drainage and irrigation work in one project is more cost-effective than separate visits. We can trench once and install both the drainage components and the irrigation supply line at the same time. Most new construction landscape projects we handle include both.
How much will my Frisco drainage project cost?
Most residential French drain projects in Frisco run $2,200–$5,500. Channel drains run $1,200–$3,500. Yard grading runs $1,500–$4,500. Downspout extensions run $350–$1,200 per house. Combined projects (most common) average $3,500–$8,000 for a typical Frisco residential lot. We provide itemized quotes so you know what each component costs separately.
